I am submitting the attached letter as an objection to the reversal of B-3 height limits at the 12/2/25 commission meeting. Thanks, Matt Paine Easily and quickly schedule a meeting with me here! Commissioners, I submit this as nothing but a summary of facts to contest the last minute decision to revert B-3 Height limits during the UDC adoption hearing on 12/2/25. Current B-3 Height Limit: 70 Feet Proposed B-3 Height Limit: 90 Feet Tallest Existing Building in B-3: 101.7 Feet Current B-3 Core Height Limit: 55 Feet Proposed B-3C Height Limit: 60 Feet Tallest Existing Building in B-3C: 86.8 Feet (105.4 Feet Including Sign) The B-3 Height Limit proposed and carried since 2019 would cap maximum building heights 12% below our city’s tallest building. The 12/2/25 revision would cap the height of future buildings 31% below the Armory Hotel, the tallest building in B-3. The B-3 Core Height Limit was proposed to be increased by 5 feet to 60 Feet. This is 31% to 43% below the Baxter Hotel, the tallest building on Main Street. All existing and proposed height limits cap the height of future buildings significantly below existing buildings. Attached are LiDar scans of The Baxter and The Armory for visual reference. Respectfully, Matt Paine NorthView Baxter HotelN Wilson Ave. West View Kimpton Armory Hotel Bozeman
