Dear Mayor and City Commissioners,
Thank you for the opportunity to comment on the proposed Idaho Pole L Street Annexation
and Zone Map Amendment.
This 18-acre property is bisected by the East Gallatin River and contains several significant
natural features, including a mature cottonwood grove, a documented red-tailed hawk nest,
mature aspen groves, and a wetland. Mature cottonwood riparian forests and wetlands
provide outsized ecological benefits, supporting high wildlife diversity, stabilizing
streambanks, moderating water temperatures through shading, and protecting water quality
by intercepting sediment and nutrients before they enter the river system. Collectively,
these resources contribute meaningfully to Bozeman’s urban forest, wildlife habitat, riparian
health, and quality of life.
We recognize that this application is limited to annexation and zoning, and that detailed
site-specific development proposals are not before you at this time, so any discussion of
future development impacts is speculative. But even in these early discussions we should
recognize the ecological value and function of this land and carry it forward in future
planning and review.
We respectfully request that any subsequent development proposals fully apply maximum
watercourse and wetland setbacks and strong urban forest protections, consistent with the
City’s adopted goals to preserve natural systems, protect riparian corridors, and guide
growth in a manner that supports long-term environmental health.
Thank you for your consideration and for your continued commitment to thoughtful growth
and long-term environmental health in Bozeman.
Sincerely,
Peggy and Tom Olliff tomnpeggy@yahoo.com
