HomeMy WebLinkAbout24281 Notice NOTICE OF A SITE PLAN/COMMERCIAL CERTIFICATE OF APPROPRIATENESS WITH DEMOLITION APPLICATION This application is evaluated against the site plan criteria of section 38.230.100 and the certificate of appropriateness criteria of section 38.230.080 of the Bozeman municipal code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all criteria are met. Approval or conditional approval may be granted if the decision maker determines all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. Project Name: Bozeman Yards North Application: 24281 Summary: Application to demolish an existing warehouse and construct a multi-story residential building that will include 26 apartments, amenities, and underground parking with 26 spaces. The building is roughly 86,000 square feet. This project is part of a two-phase development in the Northeast Neighborhood on the corner of Front Street and North Ida Avenue. It is zoned B-2M. The units are a mix of studios, two-bedroom, and three-bedroom units. The project proposes to use shallow incentives for affordable housing to allow two additional stories of height (maximum 15 feet per story) in the B-2M zone district as outlined in 38.380.020.C.3 which would allow the building to be increased to 90 feet. The project proposes 5% of the units to be deed restricted for 50 years at 60% AMI. One two-bedroom unit will be affordable and the remaining .3 will be dedicated as cash-in-lieu. Offsite improvements include new water and sewer mains in Aspen Street, new street and storm drainage improvements on Aspen Street, Front Street, and Ida Avenue, and Triangle Park improvements. The alley that runs through the Bozeman Yards development will be completed connecting North Ida Avenue and North Wallace Avenue. The property is located within the Neighborhood Conservation Overlay District but is not within a Historic District.
