Box 1230 Bozeman, MT 59771-1230 RE: Traffic Estimate & Request for Waiver of Traffic Study Requirement, TRS Dance Studio, Lot 4, Block 2, Glen Lake Commerce Subdivision Dear Engineer, Proposed construction on Lot 4, Block 2 of Glen Lake Commerce Subdivision contemplates one structure containing 2,075 square feet of health and exercise area. The health and exercise area fits the definition of Health/Fitness Club (ITE Land Use Code 492). The 10th Generation ITE Trip Generation Manual recommends usage of a PM hourly trip generation factor of 3.45 trips per 1,000 square feet for the dance studio. This equates to a PM hour trip generation of 8 trips for the dance studio. Given the limited size of this project and proposed use consistent with that which was contemplated with the original subdivision we feel it is appropriate to request a waiver from the requirement of a Traffic Impact Analysis for this project.
