SUBJECT: 701 S 6th Ave Carriage House - Planning Submittal, NCOA
Bozeman, Montana
The scope of work under the “701 S 6th Ave Carriage House” project involves the complete
demolition of the existing garage to accommodate the design and construction of an Accessory
Dwelling Unit above a new two-car garage, providing additional functional living space while
complementing the recently repainted Craftsman-style primary house.
The ADU is designed to complement the main house’s Craftsman aesthetic, featuring painted cedar
shake siding and trim, coordinated roof slopes, exposed rafters, outlooker accents, and double-hung
windows with divided lites. The structure includes a primary gable roof, a defined tower with hip roof
and clerestory windows to provide interior stair access and natural light to the ADU living space, and a
shed roof dormer in the bedroom for added daylight and usable space. A small deck on the west
elevation along the alley provides outdoor access from the living space while offering added protection
to the garage entry below. An outdoor fireplace on the east elevation, with a chimney extending
through the ADU roofline, enhances backyard usability and visual interest.
The ADU provides 599 square feet of living space, including a one-bedroom, one-bath layout with an
open kitchen and living area. The two-car garage below includes heating and integrated interior and
exterior storage solutions, such as covered exterior space for trash, recycling and additional bike storage.
