Dear City Commission,
I am writing to let you know that I strongly support the original 90-foot height limit in the B3
district, without additional conditions, as proposed in the draft UDC code over the past two years.
This 90-foot height was previously supported by the public, the design professional community,
the Community Development Board, and was recommended by the City’s Planning Department
staff. At seven stories, this height aligns with or is below the height of other existing buildings in
Bozeman. It would not impact the historic Main Street, as its height is separately governed and
would remain unchanged in the B3 Core district. Almost everyone would agree with the
commitment to the historical preservation of Main Street and its role in maintaining the city's
economic vitality. The 90-foot height limit in the B3 district would have little to no effect on the
downtown preservation. Consequently, it would benefit the main street corridor by allowing more
hotel beds, visitors, and, hence, commerce in the area. Restrictions on such hotels would push
their development away from downtown, taking visitors' commerce with them.
I respectfully request that the City Commission revert to the original 90-foot height in B3 prior to
the adoption of the UDC. This would also allow the Commission the necessary time to develop
comprehensive standards and guidelines for the B3 district that align with community goals
through a thoughtful, open, and inclusive process involving the public and all stakeholders.
