Our names are Kevin and Kimbie Noble and we are homeownerson South Tracy Ave and Curtiss. We also are business owners and own a building on Historic Main Street. My family and I are personally and professionally invested in Bozeman’s growthand local commerce, and I am writing to respectfully urge you to vote against the proposed zoning change from R2 to B3 that would replace existing homes in our historic neighborhood.I understand the pressure to accommodate growth and development, but this particular proposal asks us to trade away an irreplaceable part of our community’s history and identity. South Tracy/Curtiss and the surrounding streets are part of a historic district whose homes,churches, and streetscapes give Bozeman much of its charm and small-town feel. People visit and choose to live and do business in Bozeman because of that sense of place. In fact, ourhome was awarded a Beautification Award from the city of Bozeman for restoration and preservation of a historic home. The city recognized and appreciated the embrace andenhancement of this home’s history. Once these historic structures are demolished and replaced with a large, high-intensity complex, the character they embody is gone for good.Rezoning a historic district in this way undermines the very qualities that your plans and policies are meant to protect. The scale and height of the proposed complex are out of proportion with the one and two-storyhomes around it and would bring lasting increases in traffic, parking pressure, noise, and shadows to narrow historic streets. These are not minor inconveniences, they wouldpermanently change daily life for those of us who live here and erode the livability that attracts people, customers, and investment to Bozeman in the first place. We are not opposed to growth or thoughtful redevelopment. As a Main Street business owner,we depend on a healthy, growing local economy. But we believe we can and should find solutions that respect our historic districts and transition more gently into existingneighborhoods. In this case, we ask that you protect this historic block and seek alternative locations and designs outside of historic zones, where new development can occur withouterasing our shared heritage. Allowing this project to move forward in its current form sets a troubling precedent for other historic areas across the city. For these reasons, we respectfully ask that you vote no on this zoning change and proposedcomplex and stand with residents and small business owners seeking to preserve the history, heart, and character of Bozeman that make it so desirable.
