Our names are Kevin and Kimbie Noble and we are homeowners on South Tracy Ave and Curtiss. Wealso are business owners and own a building on Historic Main Street. My family and I are personally and professionally invested inBozeman’s growth and local commerce, and I am writing to respectfully urge you to vote against the proposed zoning change fromR2 to B3 that would replace existing homes in our historic neighborhood. I understand the pressure to accommodate growth anddevelopment, but this particular proposal asks us to trade away an irreplaceable part of our community’s history and identity. South Tracy/Curtiss and the surrounding streets are part of a historic district whose homes, churches, and streetscapes giveBozeman much of its charm and small-town feel. People visit and choose to live and do business in Bozeman because of that senseof place. In fact, our home was awarded a Beautification Award from the city of Bozeman for restoration and preservation of ahistoric home. The city recognized and appreciated the embrace and enhancement of this home’s history. Once these historicstructures are demolished and replaced with a large, high-intensity complex, the character they embody is gone for good. Rezoninga historic district in this way undermines the very qualities that your plans and policies are meant to protect. The scale and height of the proposed complex are out of proportion with the one and two-story homes around it and would bringlasting increases in traffic, parking pressure, noise, and shadows to narrow historic streets. These are not minor inconveniences,they would permanently change daily life for those of us who live here and erode the livability that attracts people, customers, andinvestment to Bozeman in the first place. We are not opposed to growth or thoughtful redevelopment. As a Main Street business owner, we depend on a healthy, growinglocal economy. But we believe we can and should find solutions that respect our historic districts and transition more gently intoexisting neighborhoods. In this case, we ask that you protect this historic block and seek alternative locations and designs outside ofhistoric zones, where new development can occur without erasing our shared heritage. Allowing this project to move forward in itscurrent form sets a troubling precedent for other historic areas across the city. For these reasons, we respectfully ask that you vote no on this zoning change and proposed complex and stand with residents andsmall business owners seeking to preserve the history, heart, and character of Bozeman that make it so desirable.
