Filipovich - Proposed B-3 Zoning on East CurtissFrom:Karen Filipovich To:Bozeman Public Comment Subject:[EXTERNAL]Proposed B-3 Zoning on East Curtiss Date:Monday, December 1, 2025 8:36:47 AM CAUTION: This email originated from outside of the organization. Dear Mayor, Deputy Mayor, and Commissioners: Please change the proposed map of B-3 that includes part of the historic district as B-3 on East Curtiss. The entire historic district should be in RA, and including the parking lot as RA, rather than B-3 would further buffer the area. Bozeman has precious little historic preservation as is. It was a small community and many neighborhoods, including my own, have not been assessed for almost 40 years. With an underlying B-3 zone, it becomes difficult to maintain the buildings as historic structures and easier to meet the requirements for a demolition and replacement with a far different building and set of conditional uses. I spent my Thanksgiving in some of the most historic areas of North America. In those cities are examples of urban renewal ideas that destroyed historic areas. The current zoning map is doing the same to Bozeman. We need more historic assessment and preservation, not less. Please alter the proposed zoning map to retain the historic district on East Curtiss as a residential RA zone. Sincerely, Karen Filipovich
