Tracy Ave. where we raised our family. We are long-term residents of the North Tracy Historic District and (Craig) wasborn in what is now the “North Central” neighborhood. Decisions made by previous Commissions regarding zoning and development in the area immediately adjacent to ourhistoric neighborhood ignored the historic context and predictable impacts on long-term residents. The extended construction of “The Henry”—a multi-year process far beyond atypical permit duration—resulted in years of disruption, significant quality-of-life impacts, and the departure of roughly 75% of the families living adjacent to the project, many of whom soldtheir homes at a loss (below taxable value). As a result, our neighborhood now loses direct sunlight by approximately 2 PM in the summer and even earlier in winter. We strongly support the more conscientious development framework proposed by residents of the Centennial Neighborhood. While we have grown skeptical after watching the trajectory ofrecent decisions, we are writing in good faith in the hope that this Commission will take seriously the responsibility to preserve what remains of Bozeman’s historic neighborhoods. We urge you to adopt policies that meaningfully protect these communities rather than merely relying on legal review or minimal compliance with the new UDC.Sincerely, Craig and Jennie
