SUBJECT: Concern for 201 S Willson transition rules in downzoning Bon Ton from
RC to RA
Please accept this memo as a request for no increased transition zone restrictions on 201
S Willson (and B3 properties).
Our investment group, Common Properties, LLC, owns a property that will be affected by
currently recommended zone map changes. 201 S Willson is adjacent to the west (across
alley) by a community center currently zoned R4. A proposed zoning plan requests changes
of that property to RA zoning. The resulting transition zone rules for our property on 201 S
Willson will result in setbacks that decrease future building envelope, including covered
parking spaces and significantly decrease the value of our parcel.
We request that our current transition zone rules be honored OR the parcel adjacent to 201
S Willson to the west transition remain as R4 (RC).
