Monday, Nov 24, 5:20 p.m. Dear Bozeman City Commission: I am writing to support the following UDC update concerns and recommendations offered by the Midtown Neighborhood Association Steering Committee (MNA-SC) in their public comment dated Nov 18, 2025. https://weblink.bozeman.net/WebLink/DocView.aspx? id=309194&dbid=0&repo=BOZEMAN. Zone Map Changes recommended: (1) Re-zone N. 7th Ave URD/B2-M from Main at least to Peach St—and preferably to Tamarack St—as B-1. (2) Re-zone residential east and west of N. 7th Ave to R-A/R-B, incremental to current built. (3) Restrict B-3 to a halo around Main St, Mendenhall St, and Babcock St. (4) Adopt Centennial Park Neighborhood and Bon Ton Neighborhood re-zonings as each is proposed. Draft Text Changes recommended: (1) Table 38.420.020-1. Increase 12 unit/acre maximums to 60. (2) 38.530.020.L. Edit snow removal storage area: Increase minimum percentage from 15% to 50% unless a haul-off contract is filed with the city. (3) 38.400.060.B.3. Edit Mitigation of Transportation Impacts to maintain minimum LOS C, and strike a.(1-3.) exceptions. (4) 38.530.040.A.1.a Strike Midtown Urban Renewal District from list of exempt from parking requirements. As the MNA-SC wrote in their public Nov 18 public comment: "Neighborhood concerns [and recommendations] are not obstacles; they are data, and they should guide you."
