Dear Mayor, Deputy Mayor, Commissioners, and Community Development Department, We have resided in Bozeman for 25 years and at 11 E Curtiss St for the last 13 years. We recently purchased and renovated the neighboring house at 7 E Curtiss St. Both of our properties are in the South Tracy/South Black Historic District located on the same city block as the Alfred M. Stiff Professional Building and within the area proposed to change in zoning from R-2 to B-3. We understand you have received several letters from our neighbors over the last week and we have been fortunate to have the privilege of meeting with some of you in person recently. While we are in agreement with our neighbors that the First Lutheran Church parcel, 225 S Black Ave and 15 E Curtiss St respectively, should not be upzoned to B-3 because the historic buildings as well as their current principal use serve as a brilliant transition between B-3 and Residential zoning, we did not sign the petition along with our neighbors to keep the current B-3 zoning because it leaves our 1 and 1.5 story single family dwellings, along with our neighbor at 222 S Tracy Ave, to burden the mid-block zoning district boundary change from Residential to B-3 literally 5 feet from the rear of our two structures. Our precarious situation is further exacerbated by the proposed increased intensity to the B-3 zoning district. We sincerely appreciate the City’s efforts to examine the B-3 boundary, specifically mid-block zoning district boundaries with the intent to create more thoughtful transitions. We are encouraged by some of our recent discussions that you may be receptive to a transition zone between B-3 and R- A zoning. Should you decide to vote against the proposed B-3 zoning district, then we are hopeful and optimistic that we may be able to continue the discussion of re-zoning the adjoining city parking lot, geocode 06-0799-07-3-43-22-0000, to the north of our properties to R-A or to a complimentary transition zone.
