Revisions to the Zoning Map of Unified Development
Code, Chapter 38 BMC
The Community Development Board recommended three substantive revisions to the
proposed zoning map in association with the update to the Unified Development Code
at their public hearing held on November 3rd and 17t". A link to the recording and the
time in the recording where the recommendation was discussed is provided.
The initial request for the 5t" and Hemlock change in the zoning map was submitted by
Staff after identifying an inconsistency between the Future Land Use Map of the
Bozeman Community Plan and the proposed zoning map. The R5 District is not an
implementing district for the Community Commercial Mixed Use future land use
designation on the property. The proposed zoning map designation released on Sept
19, 2025 is:

The Community Development Board discussed the request at the November 17tn
portion of the public hearing as part of the overall staff recommended revisions to the
draft. Discussion on Staff recommended edits began at time stamp 4:45:41 in the
recordina. The Board discussed the request, considered alternatives, and ultimately
passed a motion on a vote of 6-0 to recommend that the City Commission adopt the B-
2M (orange) and REMU (purple) outlined in yellow in place of the R5 shown on the
zoning map.
