Dear Bozeman City Commission:
I'm writing to request that the City not upzone the church and three small homes onE. Curtiss St between S. Tracy Ave and S. Black Ave from the current R-2 (aka R-A)
to B-3.
The area where the church and three small homes are located is currently zoned R-2 (R-A),but the City is proposing to upzone this area to B-3. If the City upzones this area from R-A
(lowest density residential) to B-3 (downtown business district-scale commercial with up to90 feet in allowable building height), it will push the B-3 zone's "hard edge" further into the
south side's historic residential neighborhoods. Also, under B-3, the whole block where thechurch and three homes are located will become very attractive to real estate investment
companies for building large-scale, commercial high-rises. To see how damaging this typeof development can be to the historical character and sense of place of our core residential
neighborhoods, just walk by the Black-Olive, SOBO, or North Central high-rises—to name afew.
I note that the zone-edge-transition (ZET) loophole identified by Chris Saunders at the
Community Development Board meeting on Nov 17 and confirmed at the City Commissionmeeting on Nov 18 means that ZETs will rarely if ever be required. Hence, on E. Curtiss St
between S. Tracy Ave and S. Black Ave, the B-3 zone's edge should remain mid-block sothat the existing transition will remain.
To reiterate, I am requesting that the City not upzone the church and three small
homes on E. Curtiss St between S. Tracy Ave and S. Black Ave from the current R-2(aka R-A) to B-3.
