I’m reaching out to request that you do not upzone the church and the three small homeson East Curtiss from R-2 to B-3 in the Development Code update.
I have lived on Black Street for 15 years, in a home built in 1900. Over that time, our
neighborhood has experienced major changes, including the construction of the Black Olivebuilding, which have significantly altered what was once a quiet, intimate residential area.
These shifts have taken away from the historic charm and family-oriented character that madethis neighborhood so special.
It has become increasingly clear that short-term rentals and high-density multi-family housinghave been prioritized, contributing to lower enrollment in our neighborhood school,
Longfellow, and weakening the sense of connection among neighbors. Upzoning this oneportion of our street yet again for additional development would further undermine the
stability and livability of our historic community.
This proposed zoning change would have a profound impact on the National Register Historic
District and destabilize a long-established neighborhood where many of us have lived for 15+years. My neighbors and I have invested decades in restoring and maintaining our historic
homes. Protecting Bozeman’s sense of place requires thoughtful stewardship of theseirreplaceable historic areas, especially as the city continues to grow.
With a major apartment building already located at the corner, allowing an upzone to B-3would only further degrade the intimacy and residential balance of our street. The jump from
R-2 (R-A) to B-3 represents a significant increase in development potential and would placean undue burden on current residents.
I respectfully ask that you keep these properties zoned R-2.
