C. Wall Plate Height
The vertical dimension of the wall of a building or structure, supporting the roof structure.
1. Purpose
To help protect the scale and character of development in established neighborhoods.
2. Applicability
The wall plate height limitation applies to all buildings on the lot.
3. Standards
The wall plate height cannot exceed the maximum height in feet specified by zoning district.
4. Measurement
a. Wall plate height is measured from grade to the wall plate of the building.

b. Wall plate height is measured at the point where the exterior wall intersects the roof structure,
typically at the building corners. For complex roof forms - such as cross gables or standard
gables - the measurement applies at the corners, and the roof form then extends above this
height.

c. For shed roofs, the measurement applies at the lowest two corners, and the roof form then
extends above this height. The side of a shed roof with the highest plate corners may not
exceed the zoning district's maximum wall-plate height by more than 6 feet when located
within 15 feet of a property line.
d. Dormers located within the roof form above the wall plate cannot exceed more than 50% of
the width of the roof.

5. Relief
a. Relief of up to 10% may be granted due to topographical issues, utility access, existing or
required easements, or preexisting natural features.
b. An additional 1 foot may be added to allowed wall plate height when the roofing systems uses
raised heel trusses meeting all building code requirements.
