My name is Bobby Morrell, and I strongly oppose the expansion of the B-3 zone. My wife and I own 221 S Tracy Ave, which is in the South Tracy/South Black National Register Historic District. Our home is known as the Catlin Home which was built in 1890. As stated in the Montana Historical and Architectural Inventory regarding our home "the Historical Integrity of this property has been retained due to the survival of the original design and material continuity of use, setting and location." About ten years ago our home went through a multi-year restoration. The number one goal was to retain the historical appearance and preserve original materials. The goals were accomplished, and the house continues to contribute to the historical fabric of the neighborhood. Our home is in the Neighborhood Conservation Overlay District, which states "The intent and purpose of the conservation district designation is to stimulate the restoration and rehabilitation of structures, and all other elements contributing to the character and fabric of established residential neighborhoods and commercial and industrial areas." Our neighborhood is a very special area. All the homes contribute one way or another to the historical feel. Expanding B-3 into our neighborhood goes against everything this neighborhood stands for. Losing any homes in our neighborhood would detract from the neighborhoods historical feel. Higher density developments would tower over the historical area and look completely out of place. There are plenty of places in downtown Bozeman this could be done. But this is not the place for it. I would be happy to discuss further if anyone would like to call me at (305)815-1659.
