Dear Zachary,
I'm writing with regards to application 25238, for commercial development adjacent to theSundance Springs neighborhood. My request is straight-forwared: that the City Commission
provide due oversight and require that the project be fully compliant with existing guidelinesand master planning. Specifically:
A single building no larger than 5,000 square feet
Full adherence to required setbacks
Parking that meets B-1 zoning, upholds block-frontage standards, and avoids reliance onon-street neighborhood parking
A prohibition on any outdoor seating or service
We purchased our home at 425 Peace Pipe Drive with confidence in the area’s master plan and
the protection it provides for our trails, open space, and community character. That plan hasalways balanced modest commercial use with the preservation of our neighborhood’s natural
and visual appeal. Let's continue to adhere to that standard going forward.

surrounding neighborhood.
