I am a resident of the neighborhood adjacent to Sundance Springs. I’m asking the City to rejectApplication #25238 because it significantly violates the PUD and Master Plan and posesneighborhood-impact concerns.
1. Too much development for the lot.
The proposal includes two two-story buildings totaling nearly 10,000 square feet, including a largerestaurant/bar, outdoor seating, retail space, and office suites. Master Plan allows only one single-story building under 5,000 square feet.
2. Outdoor business is prohibited.
The plan includes extensive outdoor restaurant/bar seating, which is directly forbidden by the MasterPlan.
3. Parking is dangerously insufficient.The proposed uses could require 100+ parking spaces, but only 51 are provided. The PUD prohibits
on-street parking, and overflow would turn our narrow neighborhood streets into unsafe one-lanecorridors, restricting access for residents and emergency vehicles.
4. These are citywide destination uses, not neighborhood-scale services.The Master Plan intended these lots for small, neighborhood-serving businesses—not high-traffic
commercial destinations that draw people from across Bozeman.
5. The number and size of buildings violate our legal documents.Two large two-story buildings are not allowed the PUD or Master Plan.
6. Setback and open-space protections are violated.Parking and hardscape encroach into setback areas meant to buffer our open space and protectneighborhood trails.
For all these reasons, I respectfully ask the City to reject Application #25238. Thank you for yourconsideration.
