Graf Street Bozeman, MT 59715 November 17th, 2025 Re: Project #25238 Sundance Springs HOA To Whom It May Concern: After reviewing the literature sent to us regarding the 2nd Application (#25238) for lot #2 Sundance Springs we would have to agree with all we read. The design is not a good fit for the neighborhood. Additional items to consider would be: Environmental Impact Study for run off from the parking areas affecting creeks and neighboring farm lands. Traffic control for all of the added traffic to the area. Roads will have to be improved with traffic lights for control. Turn lanes for safety as well. This is just on Goldenstien & South Third. As noted, the neighborhood streets will be affected with added traffic as well. There are already (2) gym facilities with-in a mile & half. They seemed to be rarely used. What replaces the gym space when it goes defunct. Where do they place snow when snow removal becomes an issue? Is there a benefit and not a expense to members of Sundance HOA if a variance is allowed? Seems that the Master Plan was thought thru and accepted when Sundance Springs was originally developed. There are other parcels of land that would be a better fit for the new developer to build. There will be a developer at some point that will use the lot for its original intended use.
