To the attention of Erin George, Director of Community Development, City of Bozeman: I would like to express my strong opposition to the latest development plan for Lot #2 in Sundance Springs. When I purchased my home in Sundance Springs, it was with the intention of being a reasonable distance from commercial activity, yet fairly close to downtown. I moved to this area from Fort Lauderdale, Florida, which had become overly developed without adequate consideration for traffic, parking, and noise that encroached upon the quiet of the neighborhood with noise from restaurants and their outdoor eating facilities. I know firsthand how unpleasant such encroachment into residential neighborhoods can be, and I was assured at the time that I purchased my home that adequate safeguards to protect Sundance Springs from similar commercial ventures was in place. Now it appears that an application for an invasive commercial venture has been filed a second time with the City of Bozeman; yet, there are still material violations of the Master Plan that should disqualify, or result in a denial of, Application #25238. These violations would create substantial issues of noise, parking, traffic, oversized buildings relative to the size of the lot, etc. An approved Master Plan is designed to guarantee the quiet enjoyment of each resident’s property as outlined in the Plan. Approving Application #25238 would defeat the purpose of the controlling Master Plan and set a precedent for the defeat of other Master Plans rendering them unreliable and virtually useless. I urge you to deny Application #25238 based upon its numerous material violations of the Master Plan that currently is effect. Respectfully submitted, Robert T.
