Box 1230 Bozeman, Montana 59771 Dear Mr. George, We are writing to you to voice our opposition to the application for Sundance Springs Lot 2, #25238. This application still does not follow the PUD, Master Plan, Covenants and Development Guidelines. We ask the city and Director of Community Development reject plan #25238 entirely. The developers must follow the PUD and Master Plan. The following are some of the main issues that are in violation of the Master Plan. 1) The plan calls for too many buildings and activities on too small of a lot. The plan calls for a restaurant/bar with over 100 seats and nearly half which are outdoors. This is strictly forbidden by our Master Plan. 2) Two building are not allowed. Our plan allows only one single story building with less than 5000 square feet. 3) Outdoor business activities are not allowed. 4) Not enough parking. People will be forced to park in the residential area which is prohibited. The two large proposed buildings will require 150 parking spaces or more yet only 51 parking spaces are provided in application #25238. Parking on the narrow streets will become a serious safety issue in this area. Proposal #25238 must be rejected and future plans must adhere to this neighborhoods Master Plan and PUD.
