TO: Erin George RE: Development Proposal # 25238 I am a retired house designer and general contractor, having built in Gallatin County from 1983 to 2017. Every property I developed was subject to rules that guided the design process.Those rules are clearly stated when land is purchased. I have designed and built in Sundance Springs. The Neighborhood Services Commercial lots in Sundance Springs are incorporated into a PUD and they have a legally binding Master Plan within which they must be developed. Proposal #25238 is completely at odds with the spirit and the letter of the MasterPlan. The design demonstrates disregard for the Master Plan and for the neighborhood with oversized buildings, outdoor seating, setback violations, insufficient on-site parkingand "proposed" intrusions into open spaces neither owned nor controlled by the developer. The same developer put forward a similar design that was turned down on appeal tothe City Commission in part because they wanted to front one of their buildings to a walking trail "proposed" on open space land that was owned by Sundance Springs home owners, not by the developer. Now, that same "East Building" makes no attempt to meet block frontage standards. Will the Commission once again have toenforce the rules? or will you? The PUD, the Master Plan, Block Frontage Standards and a sane parking plan that keeps cars off of streets that were not designed for parking are what you mustenforce.
