Dear Erin George,
I am writing to you about Site Plan #25238 for Lot 2 Sundance Springs. As someone who has
lived in Bozeman for most of my life, and in Sundance Springs for many years, I am invested in
the future of our neighborhood.
This site plan was previously overturned by the City Commission in 2024 through a 4-1 vote. The
current proposal is back and is basically unchanged from the original plan and continues to fail to
comply with both the Planned Unit Development (PUD) and the Master Plan.
Here are some issues with the site plan
· Excessive Buildings and Activity: The proposed plan includes two two-story buildings
totaling 10,000 square feet. This level of development is excessive for the size of the lot.
· Non-Compliance with PUD and Master Plan: The PUD and Master Plan permit only one
single-story building of less than 5,000 square feet. The current proposal does not meet
these requirements.
· Insufficient Parking: The proposed uses for the site may require more than the 51 parking
spaces shown. This shortfall could lead to overflow parking on surrounding streets, which
poses safety concerns and violates the PUD.
· Misalignment with Master Plan Intent: The original intent of the Master Plan was for the
property to serve as neighborhood services, not as a citywide destination.
While I support having a neighborhood development on this lot, the current design will likely
create more problems than benefits for local residents. As proposed, it risks becoming a
neighborhood nuisance rather than an asset.
For these reasons, I urge you to reject the application for Site Plan #25238 for Lot 2 Sundance
Springs. It is essential that any development on this site fully adheres to the Master Plan and PUD
requirements.
