I am a homeowner on White Eagle Circle in the Sundance Springs subdivision. I amvery concerned about Project #25238. The proposed project does not follow thePUD and legally binding Master Plan. This proposal will increase traffic into ourneighborhood from all over town. This is a quiet, residential neighborhood filled withchildren walking and biking to nearby schools and hikers walking on trails. Thecommercial lots at the western entrance to our neighborhood are meant forneighborhood businesses. It was not intended to be a cross-town attraction. Thisplan must be rejected.
The Master Plan calls for a single, one-level building with less than 5,000 square feetof interior space and with no outdoor business use. Application # 25238 proposestwo, two story buildings totaling 10,000 square feet which includes a restaurant/barwith outdoor seating. This is a direct violation of our Master Plan which states thatthere should be no outdoor business allowed.
The proposed businesses may at times need 150 or more parking spaces. There areonly 51 spaces on site. Our PUD prohibits on-street parking. This proposal createsmajor safety issues because our narrow streets will become one-lane alleys,restricting a safe access to our homes and endangering us all with increased traffic,constricted traffic lanes and poor access for emergency vehicles.
