Dianne Stanley Regarding the Second Application (#25238) for Lot 2 Sundance Springs, Neighborhood Services Hello. I am Dianne Stanley, owner of a home in the Alder Creek subdivision which is in the same general southside Bozeman area as Sundance Springs. I am also a member of the Board of Directors of the Alder Creek HOA. I am writing today to express my concern and objection to #252238, the Second Application for building on Lot 2 of Sundance Springs. I had also objected to the First Application which was previously rejected and have the same overall reasons for objecting to this Second Application as follows: The people who purchased homes in these long-established areas in the southside of town, including Sundance Springs, Westfield South and Alder Creek, did so with the expectation that the residential character of the neighborhoods would remain restful, and not be commercial destination spots. Covenants and PUDs were in place when the neighborhoods were developed which need to be honored. The quiet feel of the area is precious and added commercial development is not needed. I enjoy the natural beauty of Sundance Springs and the trails located in proximity which connect to my neighborhood and feel that any additional commercial development bringing in traffic from outside the immediate residential neighborhoods is unnecessary and not permissible. Safety concerns to children and other pedestrians also arise. Sacajawea Middle School is located at 3523 S. Third Ave. and draws lots of walking and bicycling children to its location on a daily basis. Addition of any commercial development not designed as a neighborhood business for local resident only will bring much more outside traffic through that school zone increasing risk to children and adults alike who access the school. Children also walk along S. Third Ave. to access the neighborhood Morningstar Elementary School. Many local residents also walk, bicycle, roller ski, and skate board along the neighborhood streets, including S. Third and Goldenstein. There will be need for additional law enforcement, traffic control and other public services if additional outside commercial development is permitted. Added lighting will also disrupt the natural beauty of the area at night. Plenty of commercial locations are nearby on 19th and north of Graf that can be developed to fulfill this developer’s idea that the buildings proposed for Lot 2 are somehow needed at all. Have this developer move their planned development to some other legally allowed location. In summary, I believe that the original Master Plan under the PUD that created Sundance Springs is a legally binding document that mandates that any neighborhood commercial development at the western entrance to Sundance Springs is only for neighborhood business serving local residents…..not for destination commercial buildings.
