Sundance Springs Lot 2 Application #25238
November 17, 2025
Erin George
Director of Community Development
City of Bozeman, Montana
Dear Development Staff and members of the City Commission,
The developers of this Neighborhood Services property propose
a micro brewery similar to the MAP Brewery on Griffith Drive
with outdoor seating and large number of patrons with vehicles.
This provides a good example of what we could expect here. As
with MAP they are free riding on the stewardship built into the
Sundance Springs PUD. A plan approved by the Bozeman City
Commission,
At MAP one must continually monitor the patrons spilling over
from their outside seating onto the adjacent county park. At
MAP the City and County must manage the surplus vehicle
parking by patrons that can extend for blocks from their facility.
The Sundance Springs PUD designates open space right to the
property line of the proposed development. The PUD
specifically declares protection for wildlife and waterways there.
The PUD states that on street parking is discouraged. (The
streets in Sundance Springs are only wide enough for passing
vehicles)
This proposed development would impose major impacts on the
immediate environment and neighborhood. It should be rejected
as it now stands.
Sincerely,
Bob Swinth
