NOTICE OF A NEIGHBORHOOD CERTIFICATE OF
APPROPRIATENESS
This application is evaluated against the certificate of appropriateness criteria of section 38.230.080 of the Bozeman municipal code (BMC) and associated standards. Per 38.230.080.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Summary: A proposal to convert a previously approved accessory garage (under application 25158 518 S 3rd Ave NCOA) into a ground floor garage with an accessory dwelling unit (ADU) on the second floor. The footprint of the accessory structure is 628 square feet and the livable square footage of the ADU totals approximately 526 square feet. The height of the ADU is 25’-4”. The property is located within the Bon Ton Historic District and zoned R-1. Per the latest historic resource survey, it is found that the main structure is contributing to the Historic District. However, there is no proposed work to the main structure with this NCOA application.
