I am Jon McDonald. I live at 4437 White Eagle Circle, Bozeman in the Sundance Springs subdivision.
I am writing to voice my concerns on the proposed Application #25238. I believe this is the second
application for commercial development on this 1.3 acre parcel.
My wife and I live nearby. While we realize that this lot is zoned for commercial development, the
Covenants and Development Guidelines prohibit the amount of building
and development that this application is asking for. We have concerns that this development of only 1.3
total acres is TOO MANY BUILDINGS AND ACTIVITY ON TOO SMALL OF A LOT.
The PARKING is a big concern to us because it will overflow cars needing a place to park to spill over onto
our neighborhood streets. It is just too much development with not enough
parking on ONLY 1.3 ACRES.
Just as in the previous application, my concerns are:
1-Too many buildings on too small of a lot.
2-Not enough parking. This isn’t downtown Bozeman or a large development parcel like on the west side of
town.
3-The fact that outdoor activities are not allowed according to the Sundance Springs Subdivision Master
Plan.
4-Two buildings violates our Subdivision Master Plan (which is ONE single story building of less the 5,000
square feet).
5-Other code violations pertaining to parking setbacks and our trail system.
I am asking the Director of Community Development and the city to reject this application entirely.
