City of Bozeman Planning department and Director of Community of Bozeman Planning department and Director of Community Development I am writing this to express my concern regarding the second application (25238) for commercial lot 2 in Sundance Springs, Neighborhood Services. Once again this application does not follow the intent of the PUD or the Master Plan. Any application that does not follow the PUD or the Master Plan needs to be denied. There are many issues, but I will focus on parking. For whatever reason this PUD was approved with narrow streets (24 feet) and without curb & gutters. As such, on street parking is not an option that can/should be allowed. Based on the current & previous application it is apparent that lot 2 can cannot support two buildings and also provide adequate parking. I will further point out that in the Findings of Fact and Order it states that if the Sundance Springs Neighborhood services lots could not comport with the vision and blueprint of the Master Plan that they instead should be rezoned into residential lots compliant with the Sundance Springs Residential Covenants. I have owned and lived in Sundance Springs for over 25 years and am well aware of what is and is not allowed on both the residential and commercial lots. I respectfully ask that this application (25238) be denied. This will undoubtably be a problem until the PUD & Master Plan are complied with. As such, I request that the current plan be denied.
