To Whom It May Concern: We were very disappointed to hear the news regarding the Second Application for Lot 2 of Sundance Springs. According to our understanding, this application still does not follow the planned unit development, master plan, covenants and development guidelines. We have had reservations from the very start regarding this plan and after discovering all the grandiose ideas for the lot, we continue to be even more so against the proposal. We see no need at this time to develop this lot and believe not only will it diminish the character of Sundance Springs open spaces, but also over crowd the lot with too much activities and too many buildings on the small lot. Was not the original idea, only to have one building? We desire the lot to remain as is but if it has to have a building, so be it, one small building. Multiple buildings and businesses should be out of the question, and are against codes. It is our understanding that outdoor business activities are not allowed according to the original master plan. Parking would be problematic. There would not be enough parking, forcing people to park on the street and constrict traffic lanes. It would also bring about poor access and make streets one lane to the homes making it a safety issue. The proposal according to the original intention of the Mast Plan was for the neighborhood, serving mainly the neighborhood residents. Future proposed businesses will draw outside patrons into the neighborhood. The current proposal will violate the provision of the Master Plan. The parking lot plan is unrealistic for this small lot, not to mention that it does not follow development guidelines, as the building code does not allow parking to lap over into the bordering setbacks that are meant to buffer open spaces. Please reconsider this proposal, as it does not comply with the PUD, Master Plan, Covenants and Development Guidelines.
