I am writing to state my objections to application 25238 on the corner of South 3rd and Little Horse Drive. Please
note that the application does NOT follow the PUD and Master Plan for the development. My objections to the
application are as follows:
1. The Master plan calls for 1 building of one level totaling less than 5000 sq feet. The application calls for two
buildings with over 10,000 sq feet.
2. The application calls for outside seating which is strictly forbidden in the Master Plan which states no outdoor
business is allowed.
3.The application has 51 parking places. This is not enough for even just the restaurant with seating for over 100
patrons. The PUD prohibits on street parking. If patrons park on the street here will be a safety issue because of the
narrow streets. Access to homes and emergency vehicles is an issue.
4. application 25238 is not a neighborhood business but rather a destination business that will flood destination
traffic on small residential streets.
5. Parking lots abut the nature trail and setbacks and block standard codes are violated.
Please vote NO on application 25238 and do not let developers ignore city codes and the neighborhood PUD and
Master Plan that was in place when neighbors purchased their homes
