Developers and the city must legally follow the PUD and Master Plan for Sundance Springs Subdivision. The proposal is for buildings twice the size the Master plan allows and neglects the requirement for neighborhood businesses. THe proposed application is for a restaurant that could draw 150 city wide patrons which leads to a parking problem. Only 50 parking spaces are allowed in the Master plan and this proposal could need 150 plus spaces. On street parking is not allowed by our Master plan and this is a safety issue because of our narrow streets and greater additional traffic through our neighborhood. Our streets become even narrower in heavy snow years. The proposed plan is for outdoor activity which is prohibited by our Master plan. It proposes outdoor seating and a patio with unspecified outdoor seating. This adds unnecessary noise to the neighborhood. In addition, two buildings are to proposed for this plan. The Master Plan and PUD allows ONE building of less than 5000 square feet. The proposal asks for double that amount. This is the second time this property owner and member of our Homeowners Association has applied for plans that disregard the very covenants and restrictions that the owners agreed to follow upon buying the property.
