HomeMy WebLinkAbout25213 Notice NOTICE OF A PUBLIC HEARING FOR AN ANNEXATION AND ZONE MAP AMENDMENT APPLICATION The City of Bozeman Department of Community Development received an Annexation and Zone Map Amendment application requesting annexation and initial zoning designation as M-1 (Light Manufacturing District) on 5.13 acres. The property is addressed at 133 Maus Lane and more particularly described as Tract 20 of Gordon Mandeville State School Section Subdivision, Plat E-38, situated in the Southeast One-Quarter of Section 36, Township One South (T1S), Range Five East (R5E), P.M.M., Gallatin County, Montana. The purpose of the public hearing is to consider Application 25213 for annexing the property and amending the City of Bozeman zoning map, pursuant to Chapter 38 - Unified Development Code (UDC) of the Bozeman Municipal Code (BMC). On Monday, December 1, 2025, at 6:00 p.m., in the Commission Room at City Hall, 121 N. Rouse Ave, Bozeman, Montana, the Bozeman Community Development Board acting in their capacity as the Zoning Commission will conduct a public hearing on the zoning request to designate the property M-1. Remote electronic participation may also be available. Instructions for participating remotely will be included on the meeting agenda. The agenda is available in the Events portion of the City’s website at https://www.bozeman.net/home at least 48 hours prior to the meeting. On Tuesday, December 9, 2025, at 6:00 p.m., in the Commission Room at City Hall, 121 N. Rouse Ave, Bozeman, Montana, the City Commission will conduct a public hearing on the proposed Zone Map Amendment application. Remote electronic participation may also be available. Instructions for participating remotely will be included on the meeting agenda. The agenda is available in the Events portion of the City’s website at https://www.bozeman.net/home at least 48 hours prior to the meeting. This application is evaluated against the criteria of Commission Resolution 2025-07 for annexation and the municipal zoning criteria of state law, 76-2-304, Montana Code Annotated, which are contained in Section 38.100.040.C of the municipal code. Approval or contingent approval may be granted if the City Commission determines all criteria are met. The public may comment orally at the public hearings or in writing at or prior to the public hearings regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the notice period the City will continue review for compliance with applicable regulations. At the City Commission’s public hearing the City Commission may act to approve, modify, or reject the proposal or continue the public hearing to another date. The City Commission may revise any of the proposed actions referred in this notice during the public hearing process.
