Traffic Impact Letter

Dear Mikaela:
The purpose of this letter is to present a trip generation analysis for Lot 15 of the Nelson Meadows
Subdivision performed by Hyalite Engineers. Nelson Meadows Lot 15 will be constructed in one phase and
will include both commercial and residential units.
The trip generation analysis was performed using generation rates found in the Trip Generation: 11th Edition
published by the Institute of Transportation Engineers (ITE) for estimating average vehicle trip ends based
on a variety of land use codes. Land Use Code 130 – Industrial Park, Land Use Code 221 – Multifamily
Housing (Mid-Rise), and Land Use Code 936 – Coffee/Donut Shop without Drive-Through Window were
used to analyze the anticipated trips added to the transportation system with this development. Nelson
Meadows Lot 15 is projected to generate a total of 832 average weekday trips as well as 223 weekday AM
and 92 weekday PM peak hour trips. The results of this analysis are included in Appendix A.
The Nelson Meadows Lot 15 development is anticipated to have minimal impacts on the transportation
system in the area of the development and is not anticipated to require any additional traffic mitigation.
There is one new access point proposed for the development off of Prince Lane, which will meet City of
Bozeman standards. This proposed access and an existing secondary access point will take all the new
traffic onto and off of the site. This development is part of a larger subdivision which has already built-out
the transportation system and has accounted for the traffic growth in the area. A traffic study (Park Place
Industrial Park) was completed in June of 2018 by Morrison Maierle for this subdivision. All the conclusions
and recommendations presented in this study still apply for the transportation system in this area.
