The goal of this project is to provide a mixed use development within the Nelson Meadows Subdivision. This project will provide a housing component to help support some of the on- site and surrounding commercial uses. The intent is to support the business community by providing a variety of spaces to serve the small businesses in the Gallatin Valley. The attached proposal consists of a mixed use development containing the following buildings and uses: Building 1:  Street Front Commercial use – office use anticipated  Main Level parking.  Industrial shops.  14 (1) Stuio/1BR residential units above. Building 2:  7 Industrial Shop units. o Street corner unit has elevated frontage design. Building 3:  7 Small Industrial Shop units.  Second Level Conference Room for use by the Commercial Tenants.  13 Second Level Residential units. o The Residential units are accessed by stairs and an elevator at each end of the building. This will deter the residential tenants from using the commercial shop spaces as “residential garages”. Block Frontage: The block frontage is designated as: Other. Glazing between 4’ and 8’ of 30% of the Prince Lane Frontage for both Buildings 1 and 2 has been provided. Parking: 84 total parking spaces are required for the project. 98 spaces have been provided. Provided: Second Level Roof Top Deck: 645 sq. ft. Third Level Roof Top Deck: 156 sq. ft. Private Balcony Space: 700 sq. ft. Total: 1,501 sq. ft. Bldg #3: Required: 100 sq. ft. / unit is required for the (13) Studio units = 1.300 sq. ft. Provided: Private Balcony Space: 588 sq. ft. On-Site Open Space: 1,600 sq. ft. Total: 2,188 sq. ft. This site plan provides a total of 3,689 sq. ft. of open space with the project. Parkland Dedication: We are proposing cash-in-lieu of parkland for this project. The size of the lot and location do not make the property advantageous to provide park land. Additional funds through cash-in-lieu will be better utilized to apply to the City of Bozeman parks and recreation improvements priority list.
