November 2, 2025 Dear Community Development Board, I preface my requests with acknowledgment and appreciation of your service. As aformer advisory board member and chair, myself, I understand the commitment involved and the desire to have meaningful input for the greater good of this City. At times it appears that the Community Development Board has disproportionateinfluence as compared to other advisory boards. I do not pretend to know why this may be the case and fully understand the board itself may not be the decider of suchinfluence. I bring this up as a reminder that your motions and decisions have consequences. Conversations about wall plate height, horizontal massing, and the likestart sounding like abstractions. I’m writing this to remind you that real people are affected by recommendations made by this board. I also ask that those of you who have any connection with the building industry and whomay stand to profit through development projects, rental income, professional services, etc. make disclosures. Disclosures reveal potential bias and, in the simplest terms, area courtesy to the people of this community. Specifically pertaining to the November 3 UDC-related agenda, I ask that you keep in mind the following. Centennial and Bon Ton are included as R-A in the zone map andtext. Current proposed R-A density caps are a result of robust public engagement and City Commission direction to Staff. We ask that you respect the hard work of all involvedand leave well enough alone: R-A to be two dwellings, plus an Accessory Dwelling Unit (ADU), plus an additional two units in homes older than 35 years with 25% expansionallowed.
