These private standards are legally distnct from the City of Bozeman’s approval of a building permit; as such, the City of Bozeman does not review your applicaton against applicable covenants or private restrictons imposed by any entty such as a property owners associaton. The City advises all property owners obtaining a building permit to review all applicable covenants prior to constructon. The City’s approval of a building permit is not the same as authorizaton of your constructon pursuant to private restrictons! Constructon for Your Building Permit Shall Conform to the Following Regulatons: 1. Current applicable codes:  2012 Internatonal Building Code  2012 Internatonal Residental Code  2012 Internatonal Existng Building Code  2012 Internatonal Mechanical Code  2012 Internatonal Energy Conservaton Code  2012 Internatonal Fire code  2012 Internatonal Fuel Gas Code  2012 Uniform Plumbing Code  2014 Natonal Electric Code  2009 ICC A117.1 Accessible and Usable Buildings and Facilites 2. Owners and contractors are responsible for knowing the exact locaton of all property lines and locatng them prior to the foundaton inspecton. Locaton of boundaries shall be clearly shown on the approved plans. If the site informaton is suspect, the building inspector may require a survey of the property. 3. Approved plans and the Inspecton Record Card are legal parts of the Building Permit. They shall both be available on site during each requested inspecton. If these documents are leſt on site, care shall be taken to keep them in good conditon. 4. If there are any changes to the constructon beyond what the approved plans indicate, they must be reviewed and approved prior to the changes being made on site. Submit the proposed changes along with the current approved plans to the building department for re-approval. 5. The inspecton record card identfies those items requiring inspecton. It is the responsibility of the owner or the contractor to call for the appropriate inspectons. No work requiring inspecton shall be covered untl inspected and approved. 6. The Building Permit requires that the work must progress in a tmely manner to completon or the permit will expire and a new permit will be required. Work must commence within 180 days of the permit issuance. Work under a permit shall be considered suspended or abandoned and the permit subject to expiraton if the builder does not call for and pass one of the following five code required inspectons within 180 days.  Foundaton  Under floor Frame  Roof Nail/Truss  Frame (frame inspecton includes rough Plumbing, Mechanical, and Electrical)  Sheetrock  Final Please note that at the final inspecton final approvals from other departments (Fire, Planning, Engineering, Water/Sewer) may be required. 7. During inspectons, correcton notces may be issued which identfy work that does not meet the minimum code requirements. No work shall contnue untl the correctons have been completed. Only with special authorizaton from the inspector shall any additonal work contnue. Re-inspectons shall be called in order to verify completed work and to clear the correcton notces. 8. Questons involving any code or inspecton maters shall be addressed to the Building Division for explanaton and resoluton. If satsfactory resoluton is not received the permit holder has the right to request that the Chief Building Official make a determinaton. If the Chief Building Official is unable to resolve the mater, the permit holder has the right to appeal the decision to the Building Appeals Board. 9. The Internatonal Building Codes allow for alternatve materials and methods of constructon. Requests for the use of alternatve materials and methods of constructon shall be made in writng to the Building Division. It is the responsibility of the applicant to provide full documentaton in support of the request. Appeals regarding decisions of the Building Division concerning the alternatve materials and methods of constructon can be made to the Chief Building Official. 10.There are numerous underground utlites within the city limits. Owners and Contractors are responsible for knowing the locatons of all utlites that may run through the constructon site. Scheduling Inspectons Inspectons on constructon projects may be scheduled by phoning 406-582-2375. This is a 24-hour phone line. Please give your informaton in the following order: 1. Building, Electrical, Plumbing, Mechanical, Permit number(s) 2. Project address 3. Type of inspecton (What will the Building Inspector be inspectng?) Example: frame; roof nailing; plumbing, etc. 4. Day and date of Inspecton- (OPTIONAL) Example: Thursday, June 14, 2014 Note: Inspectons are automatcally scheduled for the next Building Division business day if no specific date is requested and the call is received before 4:30 p.m. the day before. 5. Requested tme of inspecton: AM or PM opton is available. AM is between 9:00 a.m. and 12:00 p.m. PM is between 1:00 p.m. and 3:00 p.m. Note: The AM or PM opton is available most of the tme. Every effort will be made to keep your requested appointment, but due to the variability of the inspecton process appointments may be delayed to later in the day. Special Time Requests On the day of the inspecton, between 7:30-8:00a.m., you may phone the Building inspector (582-2375) to ask for a more specific tme for your inspecton. Specific tme requests can/may be taken when it works with the inspector’s schedule but they will be limited to a two-hour window. Closed for the Holidays: Please note that the City of Bozeman is closed on the following holidays. Staff will not be available to answer questons and inspectons will not be done on these days.
