City Public Comment, I am resubmitting this letter that I sent last week for consideration by the City Commission, since I did not see it on the website under public comment, and to confirm that the commissioners saw the remarks last week, since we will be addressing the commission in person tonight during public comment for the agenda Item. This is being requested to facilitate additional workforce housing and expand retail presence. Directly adjacent to his Mountains Walking Brewery business, Gus lives in the residence on the property, which he wishes to integrate into a mixed-use property to allow for housing over retail with additional parking. COB Planning Department Suggestion Tom Rogers from the City Planning Department contacted Gus and Bechtle Architects to inform us that the City Commission is approving an update to the community plan in November and is conducting a work session on October 28th. The city suggested we present our application during public comment and attend the work session for Commission consideration to be included in the November update. We met with Tom yesterday and will be present at the work session on October 28th. Current Uses and Community Plan Designation: The property is designated residential and includes a single-family residence. On the COB existing land use map, the property to the west is defined as commercial, the properties to the south are residential, and the properties to the east are light manufacturing and residential. Adjacent Zoning COB Zoning Map The property zoning to the north is B2M, to the east is M-1 and R-2, and to the south and west is R-2. Mountains Walking has purchased a property in Idaho to expand its production operations, focusing on the restaurant, a scaled-back boutique demonstration brewery, community engagement, retail sales, and workforce housing. The business plan's impact requires reduced industrial and increased community sales and housing for this location. The housing goal can be met under the current residential designation, but parking for increased sales and reduced industrial use cannot. The reduction in industrial use will reduce the noise impact of the current facility due to deliveries and service functions. Overall, we feel the business is well-received and respected in the neighborhood and positively impacts the community. We hope this request will help continue to facilitate this in the future. If approved, we will continue with our current application to amend the zone map to be consistent with the community plan. We appreciate your consideration to be included in the November GPA update.
