ALL SOIL PREPARATION AND PLANTING SHALL BE PERFORMED UNDER FAVORABLE WEATHER CONDITIONS. ALL LANDSCAPE AREAS SHALL HAVE A MIN/ OF 6" OF TOP SOIL.SOIL QUALITY REQUIREMENTS 1) Landscaped areas must have a minimum topsoil depth of 6 inches throughout the entire planting area. 2) The topsoil quality requirement will be met by : - Perform a soil test and amend the existing soil as recommended by the soil test.3) Remove stones that are, at minimum, larger than 2 inches, sticks, roots, construction debris, and other extraneous matter, and legally dispose of them off the property.4) Compliance with the following practices is required:a) Do not apply material or scarify if soil is frozen, muddy, or excessively wet.b) Protect areas of in-place soil from additional compaction, disturbance, and contamination during construction.5) Exemptions:a) The building footprint and all areas within 5 feet of the actual building are exempt from the topsoil requirement. b) On engineered slopes, only amended planting holes must meet the topsoil requirement. SOIL TESTING REQUIREMENTS1) A soil analysis must be conducted by an independent, state-operated, or university-operated soil laboratory with the capability and experience to conduct the required testing.2) The soil sample(s) must represent a uniform area. Differences in texture (sand, silt, or clay), color, slope, degree of erosion, drainage, past management practices, and types of plant material designed for each area should be considered when collecting the sample. The recommended sampling frequency is no less than one sample per 5,000 square feet of landscaped area.3) The soil analysis must test the following:a) Soil Textureb) Percentage of Organic Matterc) Soil Reaction (acidity/alkalinity pH value)d) Soluble-Salt Contente) Nutrients: including nitrogen, phosphorus, potassium, zinc, iron, copper, manganese, and lime.
The soil test must be dated no more than 60 days prior to conducting the pre-installation meeting and must be provided to the review authority at the pre-installation meeting.
FINISH GRADE TO BE 1" BELOW FINISH HARDSCAPING IN TURF LAWN AREAS AND 3" BELOW IN PLANTING AREAS AND TREE RING AREAS.ALL PLANTING AREAS SHALL BE COVERED WITH APPROPRIATE WEED MAT PRIOR TO INSTALLATION OF PLANTINGS AND MULCH TO DISCOURAGE THE GROWTH OF UNWANTED WEEDS, AND SUCKERS.INSTALL A MIN 3" LAYER OF BARK MULCH AROUND ALL TREES, SHRUBS AND WITHIN ALL PLANTING AREAS.WATERING OF PLANTS SHALL HAPPEN WITHIN THE FIRST 24 HOURS OF PLANTING. DOUBLE THE TYPICAL WATERING REQUIREMENTS FOR THE FIRST 24 HOURS. THEREAFTER AUTOMATIC WATERING SCHEDULES SHALL BE IN EFFECT.ALL INSTALLATION OF PLANTING AREAS SHALL FOLLOW THE RECOMMENDED SPACING BASED ON SPECIES SPACING REQUIREMENTS.STAKE ALL TREES FOR (1) YEAR TO PREVENT DAMAGE FROM SEVERE WEATHER CONDITIONS. . ALL PLANTING AND LAWN AREAS SHALL BE FREE FROM DEBRIS, HARD DENSE CLUMPS. ADDITIONAL TOP SOIL AND ROTO-TILLING TO AMEND THE EXISTING SOILS, AND PROVIDE PROPER ROOTING OF PLANTINGS. LAWN AREAS SHALL BE FREE OF LARGE ROCKS, DEBRIS AND ROOTS WITHIN 6" OF THE EXPECTED FINISHED LAWN SURFACE.
