Subject: Request for Amendment: R-C Max Number of Units in a Building
Please accept this memo as a request to remove the cap on the number of units allowed in a
building within the R-C Zoning district.
Currently, the R-4 Zoning district does not impose a maximum number of units per building. Placing
such a cap in the new R-C district seems counterproductive to the goal of promoting density.
Limiting units per building would require more land to achieve the same total unit count, ultimately
reducing the effectiveness of R-C as a zoning district. Additionally, this change would create non-
conformities for several projects currently under construction. A few of these projects are listed
below, which would not comply with the proposed maximum.
In conclusion, please remove the maximum number of dwelling units in a building from R-C.
