RE: Unified Development Code 9/19 Draft
Subject: Request for Amendments: Residential Zone Minimum Densities
We find that the proposed minimum densities are simply too high, and will force numbers that
could be problematic to meet on various sized and scaled future projects.
Increasing density is beneficial for the compact growth of the city, but finding a reasonable baseline
for each zone is important. If the minimum density is set too high, it will effectively eliminate the
ability to create a wide range of home types. It is important to note that the draft code does not have
a maximum density.
Please see the table below for the requested amendments.
Current Code 9/19 Draft Proposed Edit
R-A
(R-S, R1 & R-2) 5 10 6
R-B
(R-3) 5 12 8
R-C
(R-4) 8 18 10
R-D
(R-5) 8 24 12
REMU (Residential Only) NA 24 12
NEHMU (Residential Only) NA 10 8
We believe the proposed edits strike a reasonable balance allowing for both important diversity,
desirability and density.
Thank you for your careful considerations,
