Dear Chairman Happle, Commissioner Madgic, Director George, and members of the
Community Development Board,
We Oppose Upzoning R-B (current R-3) to 12 Units
This concerns us because the community has said multiple times that they are not ok withupzoning. The R-B (current R-3) zone in the new draft already allows 8 units. We can
already build Missing Middle Housing in this zone.
We Oppose Upzoning R-A (current R-1, R-2) to 4 Units
The draft UDC currently contains a provision called Existing Building Alternative which wasa really elegant compromise that came about by City Staff, and Commissioners working with
residents, neighborhoods, and the BBC, to allow a building over 35 years old to subdivide into4 units and add on 25% addition square footage in a renovation. The idea was to allow for
increased density while preserving neighborhood character and maintaining more affordabilityby avoiding demolition and new construction. This is a great compromise. Let’s stick with it!
We Oppose the Recommendation to Zone Centennial and Bon Ton R-B, Rather than R-A as They Have Asked
We are astonished by the disregard of the Board Member who is proposing to disregard thehard work of these neighborhoods to organize, educate, and draft incredibly professional
proposals asking for the zoning that best conserves their neighborhoods is galling! What thisBoard member also seems to not understand or value is that these are historic neighborhoods
that are part of our cultural heritage and history. Please respect the desire of the residents ofthese neighborhoods to carry out important stewardship responsibilities by conserving these
areas for future generations with the requested R-A zoning, and the Existing BuildingAlternative currently in the draft UDC.
