Dear staff, CDB, and commissioners,
With the zoning definitions nearing completion I would like to highlight a few zoning
designations in a neighborhood in which I work, lived, and own property for which I don'tthink the proposed zoning designations are appropriate. I suggest you:
1. Extend B2M down Babcock’s south side from 9th to the SW corner of 11th. The changefrom R-O to R-C at 11th likely makes non-conforming uses. B2M there is the logical
extension of the B2M immediately adjacent across the street and where developmenthas occurred recently east of 9th. Zoning these parcels B2M instead of R-C would only
result in a 10' step in height at the zone edge alley, which is appropriate and would notresult in an increase on shadow cast into the R-C because the R-C is to the south. This
zoning would also be appropriate with these lots opposite the Co-op and B2 Urgent Careand the lots already including a mix of residential and commercial uses.
2. Extend R-C up and down 11th on both sides from Olive to Alderson. Along thiscollector is an appropriate location for multifamily housing (especially student housing).
Much/most of this housing is already student-oriented and the area is within easywalking distance of campus and the west edge of downtown. This is not an appropriate
location for low-density housing zoning.
