Q7: Statement of Merit - Why do you believe this nominee deserves a Historic Preservation Award?
This property is a special example of renovation and repurposing. The brickwork and structural design of the outside of the home was carefully preserved in the renovation process. The
interior was repurposed with modern sensibility to accomodate an event space or short term rental. It would have been expedient and efficient to level this property and rebuild modern
architecture, as has happened in many cases along this B3 corridor. Instead, the exterior structure was preserved and the interior was repurposed.
Q8: If a Project: Briefly describe the type of work completed. Please include relevant history of the structure (year built, original purpose, etc.)
Source: The Montana National Register Sign Program, “Rouse House,” Historic Montana, In 1861, Daniel E. Rouse moved from Minnesota to what would become Montana. He joined John Bozeman
and W. J. Beall three years later in laying out the original townsite of Bozeman. At that time, his own residence was a simple log cabin. Rouse’s Additions were among the first extensions
of the town and, in the second of these, Rouse reserved a large corner lot for his own family home. It was constructed in 1881, during the building boom initiated by the arrival of
the Northern Pacific Railroad. At that time, Bozeman residents favored brick as a building material of permanence, and so it was in scarce supply. But Daniel Rouse owned a brickyard.
Architecturally, the house is an excellent example of the I-
House building type that is common in Bozeman, and is notable for the stone springers and keystones that ornament the segmental arches of all its windows and doors. This property is
located along the B3 corridor. It has gone through several changes of use, the last being a lawyer's office and home before being bought by Velocity Real Estate. The home was in great
need of conservation at the time of purchase. In 2020-2025 the property underwent massive renovation. Although the landscaping was altered and the inside was repurposed for short term
rentals and events, the exterior brick of the building footprint of the building, and outside structure were meticulously conserved.
