I am writing in strong support of the nomination of 412 West Olive Street for the
Outstanding Preservation Project Award. As the general contractor on this project, I had the
privilege of overseeing the extensive rehabilitation of this 1904 residence, located in the
Cooper Park Historic District.
From the outset, homeowners Mark and Diane Gary demonstrated an unwavering
commitment to preserving the historic integrity of this house while ensuring its long-term
durability, efficiency and livability. This dedication made possible a restoration that truly
exemplifies preservation craft and innovation.
The project required a full gut to the studs, with every system—mechanical, electrical, and
plumbing—completely updated. We reinforced the foundation and structure, installed a
new roof, windows, siding, and garage, and finished the home with designer interiors that
honor its early-20th-century character. Equally important, the work was completed to
exceed modern insulation and efficiency standards, striking a rare balance between
historic preservation and contemporary performance.
As a builder with 30 plus years of experience working in custom residential construction, I
fully stand behind the craftsmanship and care that went into every phase. The result is not
only a structurally sound and energy-efficient home but also a property that continues to
enrich the architectural fabric of the Cooper Park Historic District.
I am proud to have worked alongside the Garys in resurrecting this historic home and
believe this project stands as a model for what preservation in Bozeman can achieve. I
wholeheartedly recommend 412 West Olive Street for the Outstanding Preservation Project
Award.
