The Saunders Building is a part of Bozeman’s architectural history because of its connection to architect Fred F. Wilson and its role in shaping Bozeman’s Main Street. The recent renovation has preserved Wilson’s original design for the Main Street façade while updating the building systems to enhance safety, functionality, and longevity. Q8: If a Project: Briefly describe the type of work completed. Please include relevant history of the structure (year built, original purpose, etc.) The Saunders Building was named after its original owner, Guy F. Saunders, who hired Fred F. Wilson to design it in 1924. It was originally intended for a tailor and dry-cleaning business. This business, which had changed hands over the years, occupied the building until it was converted to retail use in the 1980s. In the 1960s, an addition was made, creating three residential apartments and adding a rear balcony with egress stairs. The building underwent various remodeling projects over the years. In 2022, the Scully Partner Group purchased the building to preserve the original Fred F. Wilson design and update its aging systems. Starting in 2023, the building underwent a major renovation to update the commercial and apartment units, replace the mechanical and electrical systems, and improve the building's life safety features. Scope of Work: 1. Removed the interior wall & soffit on Level 1 that was covering the original multi-light storefront transom to allow natural light into the space per the original 1924 design. Repaired & cleaned the storefront transom. 2. Removed the metal panel from the front of the building to reveal the original brickwork and performed a general clean-up of the Main Street façade. 3. Repaired & cleaned the original tile located at the front entry foyer. 4. Revise the floor plan layouts for the Level 2 residential units, including new finishes, plumbing fixtures, appliances, mechanical and electrical systems, and a new NFPA fire suppression system. 5. Replaced the existing Level 2 egress stair on the South façade with a steel and concrete pan deck stair. Added a new steel-framed, wood-composite screening wall and railing. 6. Replaced the existing Level 2 windows on the North, South, and East façades with energy-efficient units. Infilled the windows along the West façade in preparation for a new building adjacent to the property. 7. Replaced the roof and improved the insulation and drainage system. 8. Revised the floor plan layout for the Level 1 commercial space, including new finishes, mechanical and electrical systems, basement stairs, and a new ADA-accessible bathroom. 9. Renovated the basement to accommodate storage for both the commercial and residential tenants.
