This classic Queen Ann style home on West Olive St. sits on a large, lovely lot close to downtown Bozeman. Built over 120 years ago, the basic character and architectural integrity of
the house had been maintained over the years, but the house had significant deferred maintenance issues. It was purchased by its current owners, Mark and Diane Gary, with an eye towards
restoration. Over the past two years, the owners have made substantial investment in the home’s complete restoration and landscape renovation and redesign. The Gary family has deep
family roots in Bozeman, dating back to 19th century Bozeman. This home is a showcase of historical craftsmanship that provides a tangible link to the old Bozeman of Mark’s youth and
his family’s history in Bozeman. The house’s restoration helps preserve their sense of community identity. Both state-of-the-art construction technique and innovative engineering were
key to the success of this project. Benchmark Custom and Eli Shaul brought both the needed experience and an uncommon commitment to quality in both process and final product to maintain
the unique character and the historic craftsmanship of this home. Eli coordinated the work of numerous highly skilled local subcontractors and craftspeople involved on the project,
from demolition, through the structural renovation, mechanical, electrical, and finish detailing. The work of home designer Peter Quentin Brown and interior designer Nadine Stellavato
Brown were
especially instrumental in this project. This all-in commitment by both the owner and the team was essential in bringing this beautiful old home back from decay.

The home at 412 West Olive was constructed pre-1904. The exterior siding and classic architectural detailing were severely sun and water damaged. The stone foundation needed reinforcement
in many areas Over the life of the property, numerous remodeling changes compromised the roof and floor structure. Interior structural elements were undersized, damaged or failing,
resulting in the floor being severely out of level. The existing garage was beyond repair and needed to be demolished. The remaining home was stripped to the bones and rebuilt from
the inside as needed. Our structural engineer Larry Johnson really made it all possible with his pragmatic approach. He was always on site when we needed a consult or a detail for the
city. Flexible and innovative, he was a key driver to the success of this project, This renovation included new energy efficient plumbing, heating, and electrical systems. Exterior
walls were rebuilt with an integrated moisture, air and thermal protection system that far exceeded code requirements. The achievement of energy efficiency was a primary goal of this
project. Highly skilled carpenters played an essential role in this renovation project. The crew from Benchmark Custom had the specialized knowledge to both address the unique structural
issues and skill to preserve or match the home’s historical detailing, preserving its authentic character. Unlike new construction, old home renovations require adapting to existing,
often irregular, conditions. This is exemplified with the redesigning and rebuilding of the access to the downstairs mother-in-law unit adjacent to the front porch. This redesign was
based on historical drawings of a long-ago demolished awning. As seen in both the before and demolition photos, this basement access rebuild was a difficult but critical transitional
modification of the stone foundation. These concrete entry steps and shed roof are code compliant and visually compliment the overall look of the front entry area.
