Master Site Plan Application
BRIDGER POINT - GARDNER-SIMMENTAL LOT 1A, TRACT 1
This Project Narrative addresses Item 5 on the Site Plan Application Form (SP) of the City of
Bozeman.
1. The Project Narrative is as follows:
Overall Project:
This project is a proposed commercial development located on Lot 1A, Tract 1 of the
Gardner Simmental Plaza. The development consists of a Chic Fil A Fast-Food
Restaurant on the eastern portion of the site (Phase 1) and a Hotel on the western portion
of the site Phase 2. The project will be constructed in two phases described as follows.
Phase 1: Includes improvements to the existing intersection at 19th Ave and E Valley
Center Rd along with construction of a new approach accessing the site and a Chic Fil A
with drive-thru on the eastern portion of the property. The size of this phase is expected to
be ~2.88-ac. The Phase 1 Site Plan Application is submitted concurrently with this Master
Site Plan Application. Please refer to the Phase 1 Site Plan Application for more detail on
Phase 1.
Phase 2: Includes the construction of a hotel with up to 180 rooms on the western portion
of the property. The size of this phase is expected to be ~2.61-ac.
Construction of Phase 1 is expected to begin in the spring/summer of 2025. There are
existing water and sewer mains within the site with adequate capacity to serve the
development.
Design Intent:
The design intent of this project includes meeting the requirements of the City of
Bozeman to provide sufficient parking spaces (discussed below), safe and efficient
pedestrian and parking circulation, and a site that is symbiotic with its commercial
surroundings.
Timeframe:
The timeframe for this project includes submitting all required applications to the City
and receiving approvals in time for construction in Spring/Summer of 2025. The
proposed entitlement period for this project is 5-years.
Site Improvements:
The site will be served by existing municipal sewer and water mains that will connect to
the buildings via services. Irrigation will be provided by an existing on-site well. Site

improvements also include a grading and drainage plan that not only provides safe and
efficient vehicle circulation, but also manages stormwater effectively with an onsite
system. No portion of the infrastructure improvements for this project are expected to
require a financial guarantee.
Buildings:
Detailed plans and specifics for the Phase 1 Chic Fil A building is included in that Site
Plan Application, which was submitted concurrently. Please refer to that Phase 1 CFA
Site Plan Application for more information.
The proposed hotel in Phase 2 has up to 180 rooms on multiple floors. More detailed
information for that proposed building will be included in the Phase 2 Site Plan
Application.
Anticipated Parking Demand and Source:
Phase 1: Proposes 74 parking spaces: 50 standard spaces, 21 compact spaces, and 3 ADA
spaces.
Phase 2: Parking spaces will be provided based on the applicable regulations for hotels
described in the Bozeman Municipal Code at the time of individual site plan submittal.
Cash in Lieu of Water Rights:
Cash in Lieu of Water Rights is proposed with this project. Please see the response to
Item 9 on the Site Plan Checklist Narrative.
Parkland Requirements:
No Parkland is required with this development.
